The property is located at 13801-14157 E. Exposition Ave., Aurora, CO, also known as Aurora City Square. The asset consists of 20 suites with a diverse tenant lineup, including local, regional, and national tenants, such as Chuck E. Cheese, Great Clips, Cozy Dental, and many others. The purchaser is a fund based in Canada with a significant retail presence in the Mountain West region. The seller was Core Acquisitions, a private developer and shopping center owner based in Chicago, IL. Chad Firsel, President, and Brett Berlin, Senior Vice President, represented the seller in the transaction.
Mr. Berlin had the following comments regarding the transaction, “Demand for neighborhood community centers is still very strong. Buyers are looking for yield to help boost returns.” Mr. Berlin continued, “The buyer was drawn to this asset due to its location, tenant mix, and leasing history. The center had a fair amount of turnover the last 24 months but was quickly backfilled with stronger users at higher rents.”
