Chicago, IL (April 14th, 2026) – Quantum Real Estate Advisors, Inc. has brokered the sale of a three-building multi-tenant portfolio located at 7970 Broadway, 375 W. 84th Dr., and 8903-8939 Broadway, Merrillville, IN. The properties sold for $6,900,000. The buyer is a fund based in the Midwest that plans to invest significant capital in the projects and bring new life to the properties. The seller is Time Equities Inc., a diversified investment and development company based in New York. Brett Berlin, Senior Vice President, and Dan Waszak, Executive Vice President, represented the seller in the transaction.
Mr. Berlin had the following comments regarding the transaction, “The buyer was attracted to the portfolio due to the value-add nature of the properties. They plan to invest heavily in the projects and attract new tenants. The portfolio consists of retail, office, and flex spaces.” Mr. Waszak continued, “Merrillville is a fundamentally strong market, 100,000-plus residents within five miles, immediate access to I-65, and surrounded by major national retailers. The buyer recognized that these assets, priced well below replacement cost, offered a compelling entry point into a market with real long-term demand drivers.”
